Most Cypress homes get water from wells, not from a lake or river. Local water districts pump from the Gulf Coast Aquifer system, a layered set of sand formations beneath this part of Texas. Harris County MUD 364, which serves Coles Crossing and Stillwater Village, runs its own water wells and treatment plants.
Groundwater picks up dissolved minerals as it moves through rock. People call those minerals water hardness.
Hard water leaves calcium carbonate scale behind. You see it as white crust on faucets and shower glass. You do not see the rest of it. Scale coats the inside of a water heater tank. It builds on the heat exchanger of a tankless unit. It narrows old supply lines and stiffens valves.
This is why water heaters in Cypress often need more attention than the label suggests. It is also why a water softener or filtration system is a practical purchase here, not a luxury.
Cypress sits in unincorporated Harris County. There is no city hall. Water and sewer service comes from a Municipal Utility District, and dozens of them serve Cypress.
A MUD is a local government body created to deliver drinking water and sanitary sewer service inside its own boundaries. The Texas Commission on Environmental Quality oversees MUDs. Nearby examples include Harris County MUD 70 and MUD 502 off Barker Cypress Road, MUD 374 in Cypress Creek Lakes, and Cypress Hill MUD 1. Water rates are also affected by the North Harris County Regional Water Authority.
Here is the part that matters when something goes wrong:
The water meter is usually the dividing line. The district owns and maintains the main and the service line up to your meter. From the meter into your house, the pipe is yours. Same idea on the sewer side. The district maintains the main. The sewer lateral running from your house to that main is the homeowner’s responsibility.
So if water is bubbling up in your yard, the first question is which side of the meter it is on. If it is on the street side, call your MUD’s operator. If it is on the house side, call a plumber. A quick look at the meter box often answers it. Check your water bill for your district’s name and emergency number, and keep it somewhere you can find it.

Plumbing permits for unincorporated Cypress are issued by the Harris County Engineering Department Permits Office, not the City of Houston. Harris County has required residential permits for single-family and duplex homes since September 1, 2009.
Under Texas law, a Responsible Master Plumber is the license holder authorized to obtain plumbing permits. That is the license we hold.
Permits matter for the big jobs: a repipe, a sewer line replacement, a new gas line, a water heater relocation. Unpermitted work has a way of resurfacing during a home sale.

Call before a small problem turns into a repair bill:
That last item on the bill is worth taking seriously. EPA’s WaterSense program reports that the average household’s leaks account for more than 9,300 gallons of water wasted each year, and that nine percent of homes have leaks wasting 50 gallons or more per day. A worn toilet flapper is one of the most common causes and one of the cheapest to fix.
You can test a toilet yourself. Put a few drops of food coloring in the tank. If color reaches the bowl within ten minutes without flushing, the flapper is leaking.

Planet Houston Plumbing installs, repairs, and leak-tests residential natural gas and propane lines in Cypress. Our gas and propane work covers:
Outdoor gas work is common in Cypress. Newer neighborhoods like Bridgeland and Towne Lake are full of covered patios and outdoor kitchens, and pool heaters are a frequent add-on. Each needs a properly sized line, the right materials, and a pressure test before it goes live.
Older Cypress homes bring the opposite problem. Buried steel gas lines corrode over time. Interior runs may use black iron or CSST, which is the flexible corrugated stainless steel tubing found in many homes built since the 1990s. Both need proper inspection and bonding.
Leave the house first. Call from outside. Federal pipeline safety guidance from PHMSA is clear on the order of steps:
Do not try to find or fix a gas leak yourself. Once the scene is cleared, a licensed plumber can pressure test the system, locate the fault, and make the repair. Carbon monoxide is a separate hazard from a gas leak, so keep working CO alarms near sleeping areas.
Texas law requires you to contact Texas811 at least two business days before digging, excluding weekends and holidays, even in your own backyard. The Railroad Commission of Texas applies this to any excavation deeper than 16 inches. It is free, and it is how underground gas, electric, and communication lines get marked before a shovel goes in.
This applies to fence posts, tree planting, sprinkler systems, and pool work, not just gas line jobs. When we install an outdoor gas line, the locate request is part of the job.

Water heaters work harder in Cypress because of the local groundwater. Minerals settle as sediment at the bottom of a tank, which makes the burner run longer and hotter against the tank wall. In a tankless unit, the same minerals form scale on the heat exchanger.
Two maintenance items slow this down. Flushing the tank clears sediment. Checking the anode rod matters even more. The anode rod is a sacrificial metal rod that corrodes so the tank lining does not. When it is used up, the tank starts rusting from the inside.
We service and install both tank and tankless systems, and we check related parts like the thermal expansion tank and the pressure setting when we are there.
Repair usually makes sense when the unit is under about eight years old and the failure is a specific part: a thermostat, a heating element, a gas control valve, or a leaking supply connection.
Replacement usually makes sense when the tank itself is leaking, the unit is past ten years old, or you are paying for a second major repair.
ENERGY STAR advises that once a water heater is more than ten years old, it is time to consider replacing it before you are forced into an emergency decision. That advice fits Cypress well. Choosing a unit on a Tuesday afternoon is better than choosing one at 11 p.m., with water spreading across the garage floor.
If your unit sits in an attic, which is common in this area, a tank failure causes far more damage. Age matters more in that install.

In Texas, the Texas State Board of Plumbing Examiners licenses and enforces plumbing. A company offering plumbing work to the public must operate under a Responsible Master Plumber, and that designation requires a current certificate of insurance on file with the state board. The Responsible Master Plumber is also the person authorized to pull permits.
You can verify any Texas plumber yourself. The TSBPE publishes a free public license search. Ask for the license number, then check it. Our Responsible Master Plumber License is 46295.

Major jobs such as repiping, sewer line replacement, new gas lines, or relocating a water heater can require permits. In unincorporated Cypress, the Harris County Engineering Department Permits Office issues plumbing permits. Our Responsible Master Plumber can obtain the required permit.
Check which side of the water meter the leak is on. For a leak on the street side, contact your MUD operator. For a leak on the house side, call a plumber. Your water bill lists your district and its emergency number.
Age, repeated breakdowns, rust-colored water, tank leaks, and hot water that runs out sooner than it used to are reasons to have your water heater inspected. We will explain whether repair or replacement makes sense for your system.
Much of Cypress uses groundwater, which picks up dissolved minerals as it moves through rock. These minerals can leave scale on fixtures and inside water heaters. We can help assess water softener and filtration options for your home.
Leave the house first. From a safe location outside, call your gas utility or 911. Do not turn electrical switches on or off, use flames, or try to find or repair the leak yourself. Have the line inspected before gas service is restored.
